The Raidurg auction hit a record at ₹ 269 million per acre

Breaking all previous records, an acre of land in Raidurg fetched ₹ 269 crore for the Telangana Industrial Infrastructure Corporation (TGIIC), which earned ₹ 1,447.22 crore through the auction of the 5.38-acre plot.

According to TGIIC, the result follows the auction of 5.25 acres in the P1 plot last week, which fetched ₹1,386 crore, or ₹264 crore per acre. The two auctions combined resulted in an average realization of approximately ₹ 266.53 crore per acre and represented a premium of approximately 52.3% over the asking price.

In total, TGIIC raised ₹ 2,833.22 crore through the auction of two plots spread over 10.63 acres in Raidurg, underscoring strong investor demand for strategically located commercial land in Hyderabad.

The price, she said, indicated the confidence of leading developers in Hyderabad’s long-term growth prospects, supported by an expanding business ecosystem and infrastructure.

Importantly, TGIIC said 25% of the auction value of plot P1 has already been received as the first phase payment, according to TGIIC Vice Chairman and Managing Director K. Shashanka. Mr Shashanka attributed the result to the government’s investor-friendly policy and sustained infrastructure development. “The exceptional realizations achieved demonstrate the strength of demand for strategically located land and the significant value that can be unlocked through transparent and competitive pricing,” he said. The auctions were conducted through the MSTC e-auction platform.
