People who will be allotted Telangana Housing Board’s Lower Income Group (LIG) flats in Gachibowli, Khammam and Warangal will not be able to sell, transfer, lease, mortgage or encumber the property for five years. The five-year lock-in is the main feature of the guidelines drawn up by the board before the housing units are put up for sale.
Applicants have to pay a token deposit of ₹1000 during the application. If the applicant is allotted a flat through lucky draw, he has to pay the total amount in three installments: 25% within 15 days from the date of issue of invitation, 50% within 60 days from the date of allotment and the remaining 25% within 90 days.

The board had earlier announced that 339 LIG flats would be allotted to people earning less than ₹50,000 per month. Of these, 111 flats are near AIG Hospitals in Gachibowli, 102 near Warangal Railway Station and 126 in Khammam’s Sri Ram Hills. A lucky draw would be held for each flat and block for allotment. The size of each apartment ranges between 450 to 650 square feet, with prices subjective according to the three areas. The guidelines, scope and sale notification are available on the Board’s website (https://tghb.cgg.gov.in/).
People visited the properties in large numbers after the announcement. The board’s executive engineer K. Ankamma Rao said he and others receive hundreds of calls every day regarding the flats.

NOC for bank loans
“No objection certificate will be issued for obtaining loans from banks/financial institutions sanctioned by the concerned bank/financial institution. After registration, the registered sale deed will be forwarded directly to the bank/financial institution through TGHB,” according to the guidelines.
Important Instructions for Allotment of LIG Flats in Gachibowli, Khammam and Warangal
The applicant must be a resident of the city where the project is located
The applicant should not own a house/apartment/land in his own name or in the name of his spouse or parents or minor children or other dependents of his family in the city where he is applying for allotment
The apartment allocated to the applicant cannot be transferred/registered to a third person/family member for a period of 5 years from the date of allocation
Payment
Deposit ₹1,00,000 Earnings / Token Deposit during application through MeeSeva
The EMD will be refunded through the original payment channel if the applicant does not get an apartment in the lucky draw
Three installments and deadlines
First installment -> In case of apartment allocation, 25% of the apartment price must be paid within 15 days from the date of the invitation
After payment of 25%, an “Allotment with Confirmation” letter will be issued.
Second Installment -> 50% of flat cost must be paid within 60 days from date of allotment
Third Installment -> Balance 25% must be paid within 90 days from date of allotment
