The Cochin (GCDA) Office is to deploy a devoted team of officials from next week to start the formalities for finding the land for expanding the Kochi infopark by using ground ground ground.
The Government Order Datad October 18, 2024, Designatted The GCDA as Approcess Authority for the Proposed Land-Pooling Under Section 56 of the Kerala Town and Country Planning Gazette Datad March 16, 2024. The GCDA Has Thus Become The First Local Body to Act as an ‘Appoprirate Authority’ to Make Available Land for a Major Project in the State Under Land-Pooling Rules.
However, the government has to issue an order to approval the extension of the third phase infopark, although more than 100 companies continue to be waiting for space after the premier IT institution has exhausted in its second phase.
“We scan around 1,500 acres, of which 300 hectares would be identified for ground land on the basis of various parameters. Landing on the eastern side of the existing campus infopark is considered to expand the third phase,” GCDA sources said. Of the 300 acres, 100 hectares would be made available to infopark Kochi, while the remaining 200 hectares would be increased by the infrastructure value and part of it would be returned to landowners, which is the core of the land association.
Depending on the rules of soil association, 30% of the soil would be used for commercial, industrial and housing and the remaining land would be returned to landowners. The city corporation, the municipal council, the city of Panchayat or Village Panchayat can decide to prepare a soil association system in terms of any part of the area in its jurisdiction.
As soon as not less than 75% of land owners provide their consent, the competent authority may issue a final notification for the design of the system. However, it is obligatory that landowners who refused to provide their consent should also be included in the system. Although the consent is not upcoming, the competent authority with the consent of the government may accept the appropriate decision on the system.
Landowners with land with land at least five hectares in municipal corporations, seven hectares in municipalities and 10 hectares in Panchayats may apply to the relevant authority for the inclusion of their land in the soil association program in their areas.
