The assignors of the Nadaprabhu Kempgowda Layout (NPKL) were shocked when they found that the property tax for 2025-26 recorded a steep hike in the range of 9% and 50%, which they only realized to recently pay their taxes. While the assigned pages of other BDA layouts also reported marginal hikes, it seems to be steeper in NPKL.
“The property tax for the 30×40 web in our layout was 834 GBP and now fired up to 1,208 GBP. For the 50×80 web was almost 50%,” said Surya Kiran of NPKL Open Forum. However, ShivaPrakash, one of the allocated Arkavathha distribution, said there was no significant increase in real estate tax in the layout. Allottee by Sir M. Visvesvaraya also said the distribution, while the real estate tax in their distribution recorded a hike, was not steep.
Calculation based on the value of the instructions
The BDA official said that the Office calculates the property tax based on the value of the instructions and the real estate tax would increase if the value of the instructions in this area records a significant increase.
Given that the guide value of real estate in Bengalur was revised 1 October 2023 after five years, the real estate tax should be seen for 2024-25 years. Last year, however, the real estate tax failed due to the elections of Lok Sabha in April until 2024 and carried out this financial year, said sources.
While the NPKL consulting value was previously 2,000 GBP per square, it was revised at 2,900 GBP in October 2023, reflecting on a steep increase in real estate tax. However, the value of the instructions in other layouts did not see significant jumps, the sources said.
“Although we have been fighting for eight years and recently at the Regulatory Office for Real Estate Regulation (Rera) and the Committee on Petitions of the State Legislative Corps to ensure that we get basic equipment so that we can build our houses in the layout, BDA was only on tourist tax,” Mr. Surya Kiran dealt.
