Nambike Nakshe 2.0 launched in Bengaluru, building approvals to be automated

The Greater Bengaluru Authority (GBA) on Saturday (September 19) launched Nambike Nakshe 2.0, an automated building plan approval system that aims to streamline and digitize the building plan approval process for citizens in the Greater Bengaluru region.

The system was launched as part of the ‘Brand Bengaluru’ initiative by Greater Bengaluru Development Minister Krishna Byre Gowda and is described as an improved version of Nambike Nakshe 1.0 which went live on 11 March 2024.

According to a press release, Nambike Nakshe 1.0 has been designed to reduce the need for repeated visits to government offices. Under this scheme, residents could receive building plan approval in one day for the construction of residential buildings of up to four units on lots up to 50 feet by 80 feet (375 m2).

In the earlier system, site documents, building plans and prescribed affidavits were uploaded online through registered engineers or architects. The applications were processed using software integrated with e-Aasthi for e-Khata verification and KSRSAC for road width and bumper verification.

The screening and verification phase has been removed

Under Nambike Naksha 2.0, the stage of checking and verification by officials before approval has been removed. The review of the said document and plan will now be done exclusively through the software, and approval will be granted automatically.

The system will allow owners to obtain GBA-enabled approval from architects or engineers without human intervention for buildings on lots up to 50 feet by 80 feet (375 m2). Applicants will only have to provide the e-Khata number and geographical location of the plot online, while owners and architects or engineers will only have to upload a few affidavits, according to the release.

The software will be integrated with e-Aasthi for verification of land ownership, Khata records and documents related to property tax payments. Through integration with KSRSAC, it will also verify master plan land use, existing road width, storm water drainage alignment and required buffers.

The online system examines the building plans and generates an “OK” message. The applicable fee will then be calculated online with the payment data generated in the architect or engineer console. After paying the fee online, the approved building plan and license with a QR code will be made available online to the owner as well as the architect or engineer, the report said.

The entire process will be completed within 15-30 minutes, according to the report, eliminating the need to wait 15-30 days for approval and repeated visits to the authorities.

Nambike Nakshe 2.0 will initially be implemented on a pilot basis in selected areas. The functioning of the system will be carefully reviewed and necessary improvements incorporated before it is extended to other areas under the jurisdiction of the Greater Bengaluru Authority, the minister said.
