Adani Airport plans to invest more than $2.1 billion ( 20,000 crore) in the first phase of a large-scale airport city development program spanning over 655 acres at six airports in five states, Adani Airport City Ltd (AACL) announced on Thursday as the port-power conglomerate expands into non-aeronautical ventures.

The expansion will cover the cities of Mumbai and its suburbs of Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati, with around 22 million square feet of mixed-use infrastructure planned in the initial phase, Adani Airport Holdings Ltd said.

The company said these walkable precincts will integrate hospitality, retail, entertainment and business centers.

AACL is a wholly owned subsidiary of Adani Airport Holdings Limited (AAHL), India’s largest private airport operator.

What to expect from the Adani Airport City Development Project?

The project comprises 655 acres (265.07 hectares) of land across six airports in five states, with nearly 440 acres located in Mumbai and Navi Mumbai alone.

Almost 70 percent of the investment will be concentrated in Mumbai and Navi Mumbai, where the company controls nearly 440 acres of land. This reflects the strategic importance of the Mumbai metropolitan region as India’s largest aviation and commercial hub, he said in a statement.

The projects will bring together hotels, offices, retail, entertainment, convention centers and lifestyle infrastructure within airport districts designed to integrate with the metro and urban transport network.

“Airports have the opportunity to create value far beyond aviation,” said Jeet Adani, director of AAHL, adding that the development aims to boost investment, employment and urban growth around key aviation hubs.

Widely adopted at hubs such as Singapore Changi Airport, Dubai International Airport, Amsterdam Airport Schiphol and Incheon International Airport, the airport city model aims to generate economic activity beyond passenger transport by creating integrated business and tourism ecosystems.

As part of the initiative, AACL has signed hotel management agreements with IHG Hotels & Resorts for five premium and luxury hotels, including the debut of the Kimpton brand in India.

The company said all Airport City projects have received preliminary LEED Gold certification from the US Green Building Council, underscoring a focus on sustainable design, energy efficiency and walkable urban infrastructure.

Adani Airport Holdings, India’s largest private airport operator, manages eight airports, including Mumbai and the upcoming Navi Mumbai International Airport.

The airport cities initiative forms a key part of its strategy to diversify revenue streams and capitalize on the rapid growth of the Indian aviation market.

The group plans to “develop integrated airport cities across its airport network, bringing together hospitality, retail, entertainment, convention and commercial infrastructure in seamlessly connected, walkable urban districts,” it said in a statement.

“Construction represents an investment of more than 20,000 crore in the first phase. Around 22 million square feet will be developed in Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati.”

The projects are designed as integrated pedestrian districts where travelers, businesses and local communities can access hotels, offices, retail, restaurants, entertainment and convention facilities in an environment seamlessly integrated with airport, metro and urban transport infrastructure.

Jeet Adani said, “The most successful airport districts have become centers of commerce, tourism and urban growth around the world. The development is inspired by globally successful airport precincts such as Singapore’s Changi, Dubai International, Amsterdam’s Schiphol and Seoul’s Incheon, bringing an airport-led development model to India’s fast-growing aviation market.

“This development is designed with leading global design and engineering partners and is informed by emerging trends in hospitality, retail, workplace and entertainment,” he added. “Our goal is to create vibrant neighborhoods that combine connectivity with experience, creating economic activity, employment and long-term value for the communities around them.

Unlike conventional real estate development, the Airport City model is designed with connectivity and experience in mind. Rather than operating as stand-alone projects, the neighborhoods are planned as a natural extension of the airport’s ecosystem. By integrating hotels, workplaces, retail, entertainment and convention facilities into a single master-planned environment, the development aims to create vibrant, walkable destinations that contribute to the economic vitality of surrounding cities.

As part of the initiative, AAHL has signed hotel management agreements with IHG Hotels & Resorts for five luxury and premium hotels, including the debut of the Kimpton brand in India. The company also works with leading domestic and international partners in hospitality, food and beverage, retail and entertainment.
