CBRE South Asia Private Limited, a real estate consulting company, said the Leasing in Chennai’s office space has witnessed growth and in the first quarter of 2025 recorded 2.6 million square feet compared to 1.8 million square feet in the same period in 2024.
In its recent report “CBRE India Office data Q1 2025”, the counseling company said that during January-March 2025 it included key sectors that controlled absorption, technology (32%), fast-moving consumer goods (FMCG) and retail (19%) and flexible space operators (14%).
During the period from January to March 2025, several remarkable transactions were recorded in the city. Tata Consultancy Services provided a 632 280 square -foot lease in Ozone Techno Park, Vestas took 113 290 square feet on ITP Ascendas 1 and prominent FMCG rented 465 450 square feet on the same ITP 1.
“The key trend of city leasing is its attraction for both Indian and global businesses,” said Anshuman, Chairman and CEO, India, Southeast Asia, Middle East and Africa, CBRE. He then added that Chennai also witnessed the creation of office developments in the style of campus, which quickly gained traction due to the growing preference for the occupiers for modern integrated workspaces.
“With total office events of more than 89 million square feet since December 2024 and projections to the end of 2026 over 100 million square feet, Chennai is on the way to become one of the highest office destinations in the country,” Mr. Magazine said.
He also stressed that the city secured its position as a leading global center for abilities (GCC), which ranked third in GCC leasing (2022–24), with only 2.9 million square feet rented in 2024.
“The proactive attitude of the government through GCC-specific and sectoral politicians has further strengthened the competitiveness of Chennai as a preferred destination for global businesses,” Magazine added.
