Actor Sonu Sood is supposed to earn ₹3.52 million in rental income over five years after leasing a commercial property in Mumbai’s Versova area to Bokka Coffee. The agreement, registered in October 2026, provides for a gradual increase in the monthly rent, allowing the actor to generate an increasing stream of income from the property.

How does the lease of Sonu Sood’s Mumbai property to Bokka Coffee work

According to The Economic Times and Hindustan Times, citing property registration documents inspected by Square Yards, the business unit is located at Aram Nagar, Versova, in Andheri West.

The deal adds to Sood’s commercial real estate investments, which include a stand-alone unit leased to HDFC Bank in Mumbai’s Bandra-Kurla Complex (BKC).

The contract starts with a monthly rent of ₹5 crores in the first year. This amount will increase annually up to the amount ₹6.8 million per month by the fifth year. The lease structure means that Sood’s rental income will grow over time, rather than remaining fixed for the duration of the contract.

How much rent does Sonu Sood earn each year?

The lease provides for an annual increase of approximately 8%. The monthly payments are laid out as follows:

By the last year, the monthly rent will be about 36% higher than at the beginning of the lease. The total rental value for the five-year period is estimated at ₹3.52 crore, according to the documents.

A deposit in the amount is also part of the contract ₹32 million. Stamp duty from ₹93,000 and registration fees ₹1000 was recorded as part of the transaction.

Why does Sonu Sood invest in commercial real estate?

Commercial real estate can offer investors a relatively predictable income stream through long-term leases, especially if tenants are contractually obligated to pay rent and the agreement includes scheduled increases. However, returns depend on factors such as the purchase price of the property, maintenance costs, taxes, vacancy risks and other costs of ownership.

Sood’s Versova deal follows another commercial lease from 2026. It leased a roughly 2,700 sq ft unit at the Trade Center in BKC to HDFC Bank, with an initial monthly rent of Rs. ₹11.75 crore on a nine-year contract.

This lease provides for a 15% increase after each subsequent three-year period.

The two agreements use different escalation structures. Bokka Coffee’s lease increases the rent annually, while HDFC Bank’s contract increases it at three-year intervals.

Why is Versova an important real estate location?

Aram Nagar in the western suburbs of Mumbai benefits from access to commercial, residential and entertainment hubs. The wider Versova area is connected by Link Road, SV Road and Western Express Highway, with metro and commuter rail nearby.

For Sood, the Bokka Coffee deal adds another source of rental income in addition to his acting career. The ₹The amount of 3.52 million represents the projected rent over five years, not the guaranteed investment profit or market value of the property.
