Government transforms revenue administration with integrated sub-registrar offices: Ponguleti

Revenue Minister Ponguleti Srinivasa Reddy clarified that the government has no proposal to increase the registration fees.

The revised minimum land values ​​have been fixed at ₹ 2.75 lakh per acre in rural areas, ₹ 5 lakh per acre in urban corporation limits, ₹ 10 lakh per acre in HMDA limits and ₹ 15 lakh per acre in the Outer Ring Road corridor.

He said the previous government increased registration fees from six percent to 7.5 percent and said the current administration has instead adopted a scientific approach to revise land values ​​while keeping public interest in mind.

The minister said the government has rationalized the powers of sub-registries to curb irregularities and ensure transparency.

He said he had cleared nearly 3,500 backlogs and secured action against those found guilty of irregularities since the tax authority took charge.

He further stated that the records of land transactions will be fully digitized and that the allocated plots registered under the previous regime have been included in the list of prohibited properties.

Highlighting reforms in the Stamps and Registration Department, the minister said the government has introduced slot reservation facilities and is building state-of-the-art integrated sub-registrar offices.

In the first phase, the 39 sub-registration offices within the outer circle limits are reorganized into 13 clusters and developed through private participation without any financial burden on the government. The private developers will also maintain the facility for five years.

Spread over three to five hectares, the integrated complexes will include special facilities for marriage registration, senior citizens and pregnant women, spacious waiting rooms, canteens for mothers, crèches for children and modern lifts for the elderly and differently-abled.

The minister said the foundation stones for four such complexes had already been laid and the Gachibowli facility would be operational by December. Another integrated office is expected to be launched soon in Koheda, while the district headquarters will be covered in the second phase.

For the proposed Future City project, the minister has ruled out any possibility of cancellation, saying that land is not allotted free of cost and that canceling the project would entail significant financial liabilities for the government.
