
A simple AI chat helped an American man sell his property for far more than the market estimate in just five days.
Robert Levine, a Florida homeowner, has now gone viral for selling his property for $1 million, reportedly using ChatGPT to streamline the entire process.
According to the New York Post, ChatGPT helped Levine handle key aspects of his home selling journey, from drafting listing descriptions to leading repairs and shaping marketing strategies.
Bypassing a traditional realtor, Levine reportedly saved about 3% on commission fees and sold the property for at least $100,000 more than the agent’s estimate.
“I really wanted to challenge myself to use AI for the whole journey, not just piecemeal. Every step of the way,” Levine told NBC Miami.

Robert Levine told the news outlet that instead of hiring a realtor, he asked ChatGPT to help him create a sales strategy, set an asking price, and also take recommendations from a chatbot on how to improve the home for a listing.
Interestingly, the chatbot recommended targeted upgrades, such as repainting certain rooms, which it believed would offer the best return. ChatGPT, Levine said, also created a detailed timeline for the listing process.
“We repainted several rooms in the house because ChatGPT said that’s where you get the most return on investment,” Levine said.
He said ChatGPT also created marketing copy and a guide to how a property should be listed on the Multiple Listing Service. AI also advised him to post a sales ad mid-week to maximize exposure.

Result
Robert Levine said the ChatGPT search result helped his home listing gain traction quickly after it was published and soon generated a lot of interest.
Within three days of being listed, Levine said, he received five separate offers.
At the end of the weekend, just five days after the launch, Levine completed the deal on his property. He also enlisted the help of ChatGPT to draft the sales contract.
Levine’s four-bedroom, three-bathroom property sold for $954,800 — about $100,000 more than the local agents’ estimate.
“When we met with real estate agents, they didn’t have confidence in the prices. ChatGPT gave us more confidence in the price points where the market was going,” Levine told Fortune.

“Artificial intelligence tools save us about 3%”
Levine said he consulted with an attorney to review the final paperwork, but said the AI-led approach helped him significantly reduce the typical costs associated with selling a home.
“We estimate that using these AI tools will save us about 3% of the total sales price, which is a meaningful amount of money in our case,” he said.
