A developer begins demolition of a leaning 18-storey apartment building in Bengaluru

SNN Raj Corp. on Friday began the controlled demolition of an 18-storey residential wing containing 49 flats in its 972-unit SNN Raj Etternia residential project near Kudlu Gate after the wing tilted and the Greater Bengaluru Authority (GBA) gave permission for its demolition.

A GBA source told The Hindu that they sought a no-objection certificate from several departments, including fire and rescue services, pollution control board and others. “We have also asked for an action plan to demolish the wing to ensure the safety of the surrounding buildings. They have submitted all the required permissions, so the permission has been granted,” the officer said.

In a statement, the company said the decision to demolish and reconstruct the affected homes was taken voluntarily after fresh soil surveys revealed that a critical borehole reading in the original report had been swapped, leading to a misjudgment of soil conditions at the site.

A source in GBA’s town planning department confirmed to The Hindu that the external agency that provided the land survey report had irregularities that led to the tilt.

Demolition is carried out using a specialized controlled dismantling technique, including diamond cutting. The process should last six months, after which the reconstruction of the affected apartment building will begin. The developer said the demolition would be done in phases to minimize vibration and dust and to protect neighboring occupied buildings and residents.

“As part of the reconstruction, the company has completed a survey of fresh soil in the affected area and plans to conduct several independent land assessments for future development. The reconstructed buildings will also undergo independent third-party verification before completion,” the company said.

A South City Corporation source told The Hindu that the builder has been instructed to follow the prescribed procedures for demolition, including disposal of demolition waste. Failure to follow instructions would attract action.
