For those looking for cheap apartments in Mumbai, Maharashtra Housing and Area Development Authority (MHADA) offers a great opportunity. It has been almost two months since MHADA announced the housing draw for 2,640 affordable houses in the financial capital real estate market. MHADA Lottery 2026 has received more than 82,000 applications since the first announcement.
Where to register for the MHADA lottery?
Aspirants can apply before the deadline of May 28 on the official website of MHADA at Earlier, the last date for submission of application was May 14, but the Housing Authority has extended it by almost 14 days.

MHADA Lottery Schedule 2026
According to the revised schedule, online applications will be accepted until 11:59 PM on Thursday. However, the earnest money submission window will close after May 29, 2026 at 11:59 p.m. Applicants must complete the registration process by paying the actual deposit through RTGS/NEFT by the respective bank working hours on 29th May 2026. It is important to note that MHADA has extended the application deadline twice in the past and there are no further updates.
According to the MHADA calendar, the preliminary list of accepted lottery applications will be published on the official website on June 10 at 3:00 PM. Bidders will be able to submit online applications and objections up to 3:00 PM on June 12, 2026. The final list of accepted applications will be published by the authorities on the MHADA website at 4:00 PM on 16 June 2026.

Maharashtra Housing Authority will announce the date, venue and time of computerized draw for sale of rental flats on its official website later.
MHADA has slashed the prices of almost half of the flats and cut sale prices by 7.5% of 1,221 tenements in Mumbai’s Vikhroli area, Hindustan Times reported. The houses whose sale prices have been reduced include 610 Vikhroli apartments, whose reservation category was revised from MIG to HIG two weeks ago.
As of May 25, 2026, MHADA has received 84,782 applications for 2,640 flats and 59,069 earnest money deposits (EMDs) from flat buyers, Hindustan Times reported citing data from the housing authority.

Of the total 2,640 affordable houses available for sale in Mumbai, 1,762 flats, or about 66%, are under construction, according to the MHADA website. The under construction flats for sale are located in Vikhroli, Goregaon and Borivali. A total of 128 flats are under construction in Borivali East, 85 in Goregaon West and the remaining in Kanamwar Nagar and Vikhroli.

MHADA Cheap Apartments Price in Mumbai
MHADA Lottery 2026 offers apartments in several locations across Mumbai including Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai and Dadar.
The most expensive flats are located in Tardeo, South Mumbai in the High Income Group (HIG) category with a price ₹6.82 million crowns. Meanwhile, the most affordable apartments in the Economic Weaker Section (EWS) category are in Mankhurd priced at over ₹29 million. 300 Sq Ft Apartment Prices in Goregaon ₹32 million.
