The Telangana government has granted permission for the construction of a 30-metre commercial high-rise in Jubilee Hills

The Telangana government has granted special permission to construct a commercial high-rise building on three plots along Highway No. 10 in Jubilee Hills, allowing for height relaxation and other planning concessions subject to statutory approval.

Height restrictions are different on high-rise buildings in Banjara Hills and Jubilee Hills due to earthquake susceptibility concerns.

According to the order issued by the Department of Metropolitan Area and Urban Development, the permission is for Plot No. 270-K, 270-L and 270-M based on representations submitted by CG Murali Mohan and others and factual reports provided by the Greater Hyderabad Municipal Corporation (GHMC).

The government said it had examined existing building codes, land use planning proposals, road widening plans, planning parameters and precedents before reaching its decision. It noted that the site adjoins Road No. 10, which has been declared a commercial road, and is affected by the proposed widening of the road by 36 metres. The applicants agreed to hand over the affected lands free of charge whenever required.

As part of the relaxation, the government has allowed a building height of up to 30 meters with two additional floors through transferable development rights (TDRs) above that height. It also allowed for an eco-friendly deck floor subject to Energy Conservation Building Code (ECBC) compliance and certification, a covered balcony overhang of up to two meters and relaxation with a drop wherever building codes permit.
