Chennai emerged as the second largest jewelery leasing market in India in 2025, accounting for 27% of total leasing activity, a sharp increase from 16% in 2024. The city, along with Hyderabad, Bengaluru, Delhi-NCR and Mumbai, accounted for more than 90% of the total volume of 205 real estate leasing done. CBRE South Asia Pvt Ltd, Chennai has recorded approximately 0.25 million sq ft of cumulative jewelery leasing from 2023-2025. Growth and expansion are driven by both legacy and emerging brands.
“Chennai is one of the most impressive retail jewelery markets in India and the data clearly reflects this. In 2H2025, Chennai was among the top three cities driving national demand for retail space. What sets Chennai apart from other markets is its cultural foundation. Buying gold here is deeply woven into the social fabric, structural demand, rather weddings and cyclical events,” Anshuman Magazine, chairman and managing director – India, Southeast Asia, Middle East and Africa, CBRE told The Hindu. “Compared to markets like Delhi-NCR, where aspiration and premium drive purchases, or Mumbai, where the diamond and luxury segments play a larger role, Chennai’s demand is both high-volume and remarkably consistent,” he added. Pan Magazine also reported that leading national players are actively expanding their footprint in Chennai with a clear focus on larger format flagship stores.
T. Nagar, Anna Nagar and Velachery continue to be the most sought after retail destinations in Chennai. Historically, T. Nagar and Anna Nagar have consistently commanded premium prices compared to other locations in the city. CBRE’s report highlights a wider industry shift towards experiential retail formats, including VIP bridal lounges, consultation suites, virtual fitting rooms and curated gallery spaces – trends particularly relevant to Chennai’s premium jewelery market.
