
The Hyderabad Disaster Response & Asset Protection Agency (HYDRAA) has urged people to be cautious and do thorough verification before purchasing land or plots and proceed only after ensuring that all legal and regulatory aspects are in order.
Officials advised potential buyers to check whether the land falls within the Full Tank Level (FTL) limits of any lake and whether the layout has obtained the necessary approvals. Those buying plots or villas in gated communities should ensure that the developer provides at least a 40-foot access road connecting the property to the surrounding colonies.
The advisory follows complaints received during the Prajavani grievance program held on Monday. HYDRAA Commissioner AV Ranganath reviewed a total of 48 complaints.
Among the complaints, land owners of Pati village in Patancheru mandal of Sangareddy district cited disputes in the 92-acre layout built as Anand Nagar Colony with about 1,100 plots. The arrangement, approved by the grampanchayat in 1980, reportedly did not undergo mutation after which the heirs of the original landowners and some farmers allegedly created new passbooks and resold portions of the land, leading to disputes over nearly 32 acres.
Complaints were also raised about sewage flowing into Bachupally lake near Kakatiya Nagar colony in Medchal-Malkajgiri district and submergence of several schemes near Aminpur lake.
Separate complaints highlighted alleged encroachments on park land in GR Reddy Nagar in Kapra and Akshaya Enclave in Shobhana Colony in Balanagar, where residents sought HYDRAA intervention to protect designated open spaces.
